Off-Market Sales Grow in Popularity in Manhattan Beach

If you're looking for a new home in Manhattan Beach, you might not want to rely entirely on what's publicly listed: A new analysis by MB Confidential shows that off-market sales in Manhattan Beach are growing - and are much more frequent than in neighboring towns. 

In the first half of 2026, one-fifth of Manhattan Beach home sales never hit the market. That's the highest of any previous year for this period of Jan. 1-June 30, and higher than any other South Bay city in the analysis.

(Since there is no foolproof way to capture all of the off-market sales in any given market, MB Confidential used a simple cutoff: If a listing reported 0 days on market when the closed sale was posted to the MLS, we treated that as an off-market sale.)

Manhattan Beach also reports a much higher percentage of off-market sales than its neighbors. For the full year of 2025, for example, Manhattan Beach had 15% of its home sales off-market, compared to 4% in Torrance, 3% in PV and a whopping 5% in Redondo.

"Luxury markets do tend to have a somewhat elevated degree of sales that occur off-market," said Dave Fratello, broker at Edge Real Estate Agency and author of MB Confidential. 

Fratello also theorized that some new more-lenient rules about how off-market sales are reported could have contributed to an uptick in reports.
