"The economy, jobs, interest rates and the real estate market – taken as a whole – all currently face challenges, but somehow, Manhattan Beach just does what it wants to do," said MB Confidential author and Edge Real Estate agency broker Dave Fratello. "And mostly, what Manhattan Beach wants to do is to see nice properties come up and sell for more than ever."
Additionally, the number of homes sold in Manhattan Beach through Q3 reflects the highest total in five years. From Jan. 1-Sept. 30, the first three quarters of 2026, there were 282 closed sales in Manhattan Beach. That's up 30 from last year, or a 12% year-over-year increase.
"This wave of sales is occurring in an environment of increasing prices," said Fratello. "We see it at several levels, not least the Tree Section in the $3-$4 million range, which has been very competitive all year."
