What's Hot in MB Real Estate (4/10/15)

April began as a busy month for Manhattan Beach real estate, as MB Confidential's twice-monthly market update report shows. For the period ending 4/1/15, the Manhattan Beach market offered:
  • 61 active listings as of 4/1/15 (+9 from 3/15)
  • 54 SFRs (+8)
  • 7 THs (+1)
Active listings by region of Manhattan Beach broken down by neighborhood included:
  • Tree Section: 19 actives
  • Sand Section: 20 actives 
  • Hill Section: 5 actives 
  • East MB: 17 actives

This week, MB Confidential also took a look at what a typical family might find in the Manhattan Beach Tree Section this year with a budget around $2.5M or lower. Over the past six months  of sales (including new escrows) there were 13 listings priced between $2.0-$2.6M.

These properties ranged from a 1900 sq. ft. house at 2413 John that went for $2.145M, to a 3275 sq. ft. Cape Cod at 1308 Walnut that is now in escrow at a list price of $2.599M. (1308 Walnut is pictured above.)

What else was sold in the Tree Section? As Variety reports, a certain celeb just purchased a new 5,166 sq. ft. Cape Cod for just over $4.5M. Welcome to the neighborhood, "New Girl!"
